Lands Available for Taxes

Individuals interested in lands available for taxes should follow these steps:

1. Conduct Thorough Research

A. Property Details: Visit the Okaloosa County Property Appraiser’s website to gather information on property location, assessed value, and characteristics.​

B. Outstanding Liens: Investigate any existing liens/encumbrances that may still be attached to the property.

C. Zoning and Land Use: Check zoning regulations to ensure the property suits your intended use.

2. Initiate the Purchase Process

A. Contact Tax Deeds at the Okaloosa County Clerk’s Office to express your interest and confirm the total amount due.

B. Payment: Be prepared to pay the full amount to include:

  • Opening Bid: Total of unpaid taxes, interest, and administrative fees.
  • Recording Fees: $10.00 for the first page and $8.00 for each additional page.
  • Documentary Stamp Taxes: $0.70 per $100.00 of the purchase price.

C. Payment Methods: Payment must be made in the form of certified funds (cash, cashier’s check or money order).  Personal checks are not accepted.

3. Finalize the Transaction

A. Processing: Once full payment is made, the Clerk’s Office will record the tax deed in the official record, officially transferring ownership of the property to you.
